Roof age matters less than condition. A 40-year tile roof with sound structure is usually a restoration job. Concrete tiles that have softened, or Colorbond with through-rust, normally need replacement. The inspection report tells you which camp you're in, with photos.
A standard 3-bedroom Queenslander or brick-and-tile restoration depends on tile condition and access. We give a fixed written price after the inspection — never an estimate over the phone.
